Boulder Ridge is a private access-controlled gated country club and golf cart community located in Lake in the Hills, Illinois. Our streets and roadways are privately owned. It consists of 533 single family homes within three subdivisions.These three subdivisions are the Estates at Boulder Ridge, a/k/a Boulder Ridge Country Club Estates Unit 2  (176 custom-built single family homes), the Boulder Ridge Fairway Homes, a/k/a Boulder Ridge Country Club Estates Unit 1 (180 maintenance-free single family homes), and the Greens at Boulder Ridge (177 semi-custom single family homes). These communities are members of the Boulder Ridge Property Owners' Association a/k/a Master Association and predominately surround the North and South courses of Boulder Ridge Country Club. The Boulder Ridge Country Club is owned by the Heritage Golf Group.

Located west of Frank Road is two extended community subdivisions consisting of the Villas of Boulder Ridge (80 townhomes) and the Lakes of Boulder Ridge (245 duplexes). The West course a/k/a West Nine, of Boulder Ridge Country Club, is located here. 

The Boulder Ridge POA is a homeowner association covering the Estates at Boulder Ridge and the common areas within this subdivision, which are the community's three entrances located at Frank Road, Algonquin Road, and Miller Road, the private roadways and streetlights within the boundaries of the Estates, as well as the access control gatehouse at Frank Road. Independent sister homeowner associations exist for each of the Fairways (the Boulder Ridge Fairway Homes Property Owners Association) and Greens (the Boulder Ridge Greens Property Owners Association), where each property owner in these sister associations are also members of the Boulder Ridge POA.  

Homeowner Associations also exist for each of the Villas and Lakes communities, but these communities are not members of the Boulder Ridge POA.

 

 

The Outdoor project season has arrived. Owners of properties residing within the Estates section of Boulder Ridge who plan outdoor projects and improvements may need to complete and submit an Architectural and Landscaping Application, Compliance Money, and Vendor Information.
